PARTNERSHIP COMPLETES ACQUISITION OF GOLDEN TRIANGLE MALL

DALLAS – (Nov.17, 2011) – GTM Development, Ltd., a limited partnership created by The MGHerring Group and Cencor Realty Services, has completed the acquisition of Golden Triangle Mall in Denton.

 
Under the terms of the acquisition, MGHerring, a nationally recognized shopping center developer, and Cencor, one of the largest retail property management firms and retail developers in Texas, will direct the limited partnership’s ownership of Golden Triangle Mall.

 
MGHerring is responsible for the redevelopment of Golden Triangle Mall, which will begin in early 2012 with a grand reopening slated for next fall.

Cencor manages the mall while MGHerring and The Weitzman Group, Cencor’s brokerage affiliate, jointly lease the property.

Golden Triangle Mall is a 765,000-square-foot enclosed shopping center located at the intersection of I-35 and Loop 288. The mall opened in 1980 and features more than 90 national retailers, specialty shops and restaurants. The mall’s anchors are JCPenney, Macy’s, Dillard’s and Sears. Sub-anchors include Ross Dress for Less, Barnes & Noble Booksellers and DSW. Other national retailers and restaurants include Hollister, American Eagle, Aeropostale, Bath & Body Works, The Limited, Victoria’s Secret, Starbucks and more.

 
Specific redevelopment plans for Golden Triangle Mall include: a new exterior façade and redesigned mall entrances; updated tenant storefronts, which will reflect the individual retailers’ latest prototypes; a new food court; additional retail and upscale, full-service restaurants; new flooring, materials and design elements in the common areas; new amenities throughout the mall including seating areas, interior and exterior landscaping, fixtures and directories; and new interior and exterior property signage, graphics and lighting. CMA has been selected as the architect for the redevelopment.

Renovations have begun on the tenant level with Victoria’s Secret as the first national retailer to update its store to reflect the newest retail prototype. Victoria’s Secret held a grand reopening for its store in October.

The redevelopment is supported by the City of Denton through a performance-based Economic Development Grant Agreement approved in August. Denton Mayor Mark Burroughs noted that, “The purpose of the incentive is to encourage the location of more national tenants and to increase sales tax revenues, without sacrificing any existing tax revenues. We are very pleased to partner with GTM Development, Ltd., because they bring a high level of experience and a positive success record to the table.”“This acquisition is an important step toward creating a brand new retail experience for shoppers at Golden Triangle Mall, which serves as the center of retail activity for the Denton trade area,” said Gar Herring, president of The MGHerring Group. “As partners with Cencor, we look forward to delivering major renovations such as new retail, full-service restaurants, updated common areas and more to create a regional destination where guests will not only come to shop but also spend their leisure time.”
