WEITZMAN MARKETING CEDAR PARK MUNICIPAL BUILDING
CEDAR PARK—The City of Cedar Park
has awarded the Commercial Retail Division of The Weitzman Group the assignment
to market its current Cedar Park City Hall
building. Lance Morris, president of The Weitzman Group in Austin, is directing
the marketing for the building.
The current City Hall building is located at 600 North Bell Boulevard (Highway
183) and incorporates approximately 20,400 square feet of office space.
Cedar Park is one of the fastest-growing communities in Texas, with a population
of more than 50,000 and a more-than 100 percent population growth rate in the
last ten years. The building is ideally situated, with highway frontage
through one of the most densely-populated parts of the city with nearby shopping
and dining at the new 1890 Ranch development. It is conveniently located
1.3 miles from the city’s newly-constructed Fire Station No. 1, one and a half
miles from the Cedar Park Recreation Center, 3.8 miles from Cedar Park Center
(events and professional sports complex), 2.1 miles from Cedar Park Regional
Medical Center and just half a mile from the Cedar Park Police
Department/Municipal Court Building and Public Library. The building,
constructed in 1982, recently underwent significant upgrades to increase energy
efficiency. The upgrades include automatic light switches, window tinting, new
heating and cooling units and a sunlight-reflecting new white-colored roof.
Morris noted that the building for sale offers many advantages to a potential
purchaser. “The building has the original vault and drive-thru lanes intact.
The building can easily be configured as a multi-tenant or single-user facility,
with ample parking for retail, service or office uses,” he said.
The City of Cedar Park recently purchased a multi-building development that will
become the new City Hall Complex, noting that it offers opportunities and
flexibility for the city’s growth in the future.
