CONSTRUCTION UNDER WAY ON PRESIDIO JUNCTION

FORT WORTH-LNR Commercial Property group is putting the finishing touches on infrastructure construction at its mixed-use development Presidio Junction in north Fort Worth at the intersection of North Tarrant Pkwy and I-35W.  The 300-acre development will feature more than 1 million square feet of retail, restaurants and shops, 1,300 apartment units and 750,000 square feet of fitness, hotel and Class A office space.

Vertical construction has already begun on 348 apartment units within the development that will begin leasing this summer.   The gated apartment community will include a clubhouse with a business center, workout facility, pool and a dog park.

The retail component of Presidio Junction is being handled by The Weitzman Group under the direction of Weitzman’s Brian Glaser and Marc Marrocco.  The first major retailers at Presidio Junction will include a Lowe’s home improvement center, and other national chains set to open next year.  Restaurants in the works include three sit-down restaurants and four quick-service concepts.

Stream Realty Partners, L.P. is listing the multi-family, office, office build-to-suit, and medical tracts for Presidio Junction.  Kyle Jacobs, Senior Vice President for Stream Realty, and Russ Webb, Vice President for Stream Realty, will handle leasing and sale of the lots.

A focus for Stream Realty will be selling land to medical office developers and finding build to suit office tenants.  The location is ideal for medical office development based on its location adjacent to I-35W and Hwy 287, and being adjacent to the future HCA hospital.  LNR is also looking to capitalize on its office development experience to land a build-to-suit office deal within the development.
