CENCOR ANNOUNCES MAJOR RENOVATION OF OAKRIDGE PLAZA

GARLAND—Cencor Realty Services is preparing to renovate Oakridge Plaza Shopping Center, an 183,757-square-foot community center located at the northeast corner of Belt Line Road and Jupiter Road. The renovation is set to begin in February 2008.

Michael Mawhee, vice president of asset management for Cencor Realty Services, is directing the renovation of the center.  Cencor’s Kathy Detrick will serve as construction manager.

The renovation of the center, built in the early 1980s, is designed to incorporate the new design under way for the center’s anchor store, Saigon Mall. The former 109,000-square-foot Target store is being remodeled with an Asian theme.

Oakridge Plaza’s renovation will provide new raised green metal roofs, new raised face elements to increase visibility and identification. In addition, the center’s landmark clock tower will be remodeled, and the center will receive a new paint color scheme.

The end result will be a seamless integration with the new anchor. Saigon Mall, which will open in February 2008, will be an Asian-themed mall designed to serve Northeast Dallas County’s significant Asian population.  There are more than 100,000 Asian households in Garland, Richardson, Plano and North Dallas. The mall will have four major tenants, including International Supermarket, MetroBank, Lee’s Sandwiches and a multiple-restaurant food court. 

Cencor’s affiliated brokerage company, The Weitzman Group, leases Oakridge Plaza; Richard Polishuk and Matt Luedtke handle leasing. 

Oakridge Plaza features of a strong mix of local, regional and national tenants, including Black-eyed Pea, GameStop, Cingular Wireless, Wells Fargo, Subway, Mr. Gatti’s, Taco Bueno and CVS Pharmacy.
